Formula 1 Racing 2007 A Season Preview

With all testing now complete, the Formula 1 racing teams head to Australia for the season opener on March 18 at Albert Park. Who will be ready to fight for the top spot? Who will take the crown at the end of the 2007 Formula 1 season?

Let’s start by looking at the Formula 1 racing teams that performed well during winter testing. The final week of testing certainly belonged to the red Ferrari in the hands of Felipe Massa and Kimi Raikkonen. Ferrari topped the time sheets in several sessions in the final week of testing in Bahrain where many teams were in action and some comparisons could be made. McLaren was a close second with Fernando Alonso and Lewis Hamilton doing well. Other teams showing promise are Renault and BMW. Is this an accurate reflection of the strength of the groups?

Winter testing in the past is rarely a good measure of field leaders. This year, however, we have something more to help us. Because the engines used in the last two races last year are the engines that should be used for the next four years. At the last round in Brazil the Ferrari factory certainly had the pace to keep up. Renault on the other hand was under pressure, so it didn’t use all the available grunt. Kimi Raikkonen was a contender as well and finished among the front runners. And who knows what might happen if Honda finishes the race.

The word in the paddock is that Ferrari should have an advantage over many other teams due to their long-standing relationship with sole tire supplier, Bridgestone. Is there more to this relationship than meets the eye? Why did Ferrari choose a longer wheelbase for the 2007 car while most, if not all other teams, chose a shorter wheelbase?

Traditionally the Australian Grand Prix, or the first Grand Prix of the season for that matter, was not Ferrari’s best time out. Renault have fared much better in the season opener over the past few seasons and McLaren have been frankly disappointing at the start of the past few seasons. Will Renault continue another good start to the season? The question remains, do they have a driver capable of winning the championship.

So let’s turn to the drivers of the 2007 Formula 1 race season. Let’s start with the current world champion, Fernando Alonso. Will he be able to take out his famous, but less experienced team-mate Lewis Hamilton? During winter testing Alonso seemed to have the edge, when he was in the right session.

In the Ferrari camp it was Felipe Masse who was in charge of the test sessions. Massa has been part of the Ferrari team for a few years now and is ready to step up and make the most of his opportunities. Never underestimate the Flying Fin though. He is always fast in qualifying sessions and during the race, saving his best for when necessary.

Renault probably have the best car this season, but their driver line-up will have to prove themselves. Giancarlo Fisichella has not been able to keep up with Alonso in the last few seasons, and starting his twelfth season in Formula 1, he has not lived up to his reputation. His teammate Heikki Kovalainen will have to beat Fisichella to secure a future in Formula1 racing.

Now that we have considered the big three of the 2007 Formula 1 racing season, are there any other drivers who have a chance. Robert Kubica should be one of the drivers who stands an outside chance of scoring a few points from the big guns. BMW has shown promise during the winter program, and Kubica has impressed a few team managers in the past.

Jenson Button was lucky to get his first win last year, but could a taste of victory improve his racing style. Both groups of Japanese automakers should see this season as make or break. Both Toyota and Honda need to score well this season to justify support from the East.

For the other teams I don’t expect much competition. Both Red Bull teams need another year or two to stabilize.

So who will win the 2007 Formula 1 racing championship? I think Massa will be the chosen one, but only time will tell… only time will tell.

Selecting Fabric Color Using The Ives Color Wheel

Several years ago, I decided to explore the world of fabric dyeing. It was in dyeing fabric that I really learned about color, and the difference between yellow-green and blue.

By mixing colors to make a dye, suddenly the resulting colors make more sense, and now, many yards of dyed fabric later, it’s easier for me to choose quilt colors.

By seeing what the color results are by mixing 1/4 yellow and 3/4 red versus 1/2 yellow and 1/2 red, it all makes more sense.

Interestingly, when I took the class, the teacher gave me dye to make the colors you see in the fabric samples below. I noticed that the red color is a magenta color, instead of what I usually see as red. (The teacher called it fuscia.)

And the blue was more turquoise than traditional blue. But, since it was all new to me, I didn’t question the difference.

It was just today, as I was re-thinking about color that I ran across an explanation of the difference. This is not a complete explanation, but it gives some insight.

It turns out that this guy named Dr. Herbert Ives led AT&T’s television research in the 1920s and 1930s. Herbert’s interest in color began at an early age since his father invented color photography techniques and the halftone system. That technique allowed pictures to be printed in newspapers and magazines.

And Herbert created a color wheel made up of three “pure” colors. The real significance of all this is that fabric dye uses the Ives Color Wheel, as was made clear when I took a fabric dyeing class.

The three pure colors are: magenta, turquoise and yellow. The vibrancy of these colors individually is remarkable, and when mixed with each other in certain formulas, they create the most powerful and beautiful colors.

Quilts made primarily in these pure colors quickly attract attention, whether displayed at a quilt show or in your home.

As you choose the colors of the quilt, you may want to remember that bold colors can affect the mood of the people watching. If you are making a quilt for a child who already has a high level of creativity, you may not want to make it using pure colors because it will stimulate the child more.

However, if you have a dull and boring room, like the entire mess I had in my living room many years ago, adding clean colors will brighten up the room. In my case, it would probably take a truckload of clean colors to overpower the dirty.

These pure colors, and their variations, are found in nature, and it is interesting to note whether the colors are tints or shades depending on time. I know, that probably doesn’t make a lot of sense.

But, it works this way. Tint includes all colors between white and pure color. Pastels are good examples of tints, and pastels are the colors of Spring – robin’s egg blue, peach, apricot, mint green, etc.

When you add black to a pure color, you get a shade of color. As you can imagine, the shades are the colors of autumn. When you add black to red, you get a rust color – the shades of autumn leaves ready to fall from the trees.

Tone is what you get when you add gray (not black) to a pure color. These are winter colors, and usually calm colors. These colors are great for bedrooms and quilts for small children.

The biggest question in my mind is “who created the ‘traditional’ color wheel? And why?”

The Evolution of Word Wide Web – WWW

Introduction

World Wide Web (WWW) is the system of interlinked hypertext documents containing text, images, audio, videos, animation and more. User can view and navigate through these documents using hyperlinks or navigation elements which have references to another document or to the section of the same document. In a broader sense “The World Wide Web is the universe of network-accessible information, an embodiment of human knowledge.”

History of World Wide Web

WWW was first proposed in 1990 by Tim Berners-Lee and Robert Cailliau while working at the CERN, the European Council for Nuclear Research. Both of them came out with their individual proposal for Hypertext systems and later on they united and offered joint proposal. The term “Word Wide Web” was first introduced in that joint proposal. The history of every invention has lot of pre-history. Similarly the World Wide Web has also lot of pre-historical gradual development of hypertext system and internet protocols which made the WWW possible. The gradual development started in the early 1945, with the development of Memex, a device based on microfilms for storing huge amount of documents and facilitating organizing those documents. Later in 1968 “Hypertext” was introduced, which made linking and organization of documents fairly easy. In 1972 DARPA (Defense Advance Research Project Agency), started project that connect all research centers to facilitate data exchange which later adopted for military information exchange. In 1979 SGML (Standard Generalized Markup Language) was invented to enable sharing of documents for large government project by separating content from the presentation and thereby enabling same document to be rendered in different ways. In 1989 Tim Berners-lee came out with Networked Hypertext system form CERN Laboratory. In 1990, joint proposal for hyper text system was presented and the term “World Wide Web” first introduced. In 1992 first portable browser was released by CERN, and that had picked up industry interest in internet development. Today web is so much popularized and has grown to be so invaded in to our lives; it becomes almost impossible to imagine the World without web.

Web Evolution – What and How?

Each technology has certain distinguished characteristics and features. Similarly web has certain features such as data, services, mess-up, APIs, social platform and more. These features are continuously and progressively evolving in distinct stages with qualitative improvements over the existing. Web evolution is categorized and hyped with some fancy marketing terms like “Web 1.0”, “Web 2.0”, “Social Web”, “Web 3.0”, “Pragmatic Semantic Web”, “Pragmatic Web” and many more.

Yihong Ding, PHD candidate at Brigham Young University, in his article on “Evolution of Web” explained the development of Web by analogically comparing it with the human growth. Yihong Ding stated “The relationship between web pages and their webmasters is similar to the relationship between children and their parents. As well as parents raise their children, webmasters maintain and update their web pages. Human children have their normal stages of development, such as the newborn stage, pre-school stage, elementary-school stage, teenage stage, and so on. Analogically, web has its generations, such as Web 1.0, Web 2.0, and so on.”

Along with technological advancement web design also changed over the period of time. Initial design was simple hypertext read only system which allowed users to read the information. User was just a viewer of what is presented on the web. Gradually images and tables added with evolution of HTML and web browsers, which allowed making better design. Development of photo-editing tools, web authoring tools and content management tools enabled designer to begin creating visually appealing website design layouts. In the next phase of development, web design changed with the change in usability and the focus is diverted on the users rather than the content of the website. User interaction and social touch is applied to the web design. Now user is not just a viewer. User can drive the web with feedback, information sharing, rating and personalization. Gradually we got the mature blend of function, form, content and interaction, called Read/Write Web. Continuing this evolution, meaning is added to the information presented on the web so that online virtual representatives of human can able to read and interprets the presented information. This kind of web where user agent imitating human behavior, can read and understand the information using artificial intelligence is called semantic web.

Web 1. 0 (Read Only Web)

World Wide Web is evolved in stages. First stage was the basic “Read Only” hypertext system also termed as Web 1.0 since the hype of Web 2.0. In fact in the original proposed web model, Tim Berners-Lee envisioned web as the Read/Write Model with HTTP PUT and HTTP DELETE method. These methods were almost never used just because of security reasons.

Some of the Characteristics of Web 1.0

1. In Web 1.0 web master is constantly engaged with responsibility of managing the content and keeps user updating. Majority of hyperlinks to the contents are manually assigned by the web master.

2. Web 1.0 does not support mass-publishing. The content on the website is published by the web master and thereby does not leverage the collective intelligence of users.

3. Web 1.0 uses basic hyper text mark up language for publishing content on the internet.

4. Web 1.0 pages do not support machine readable content. Only human who are web readers can understand the content.

5. Web 1.0 provides contact information (email, phone number, fax or address) for communication. Users have to use the off-line world for further communication with this contact information.

6. In Web 1.0, web pages are designed to react instinctively based on the programmed condition. Specific result or response is generated when the programmed condition is satisfied. Web 1.0 model does not understand remote request and can not prepare response for potential request in advance. To clearly understand above characteristics of web 1.0, Yihong Ding in his article on “Evolution of World Wide Web” has analogically correlated World of Web 1.0 with the world of a Newborn baby.

Web 2. 0 (Read Write Web)

“Web 2.0 is the understanding that the network is the platform and on the network is platform roles for the business is different. And the cardinal role is user adds value. And figuring out how to built database and things to get better so that more people use that and it’s the secret of web 2.0.

Web 2.0 is the business revolution in the computer industry caused by the move to the internet as platform, and an attempt to understand the rules for success on that new platform.”[4]

In Web 2.0 the idea of Consumer (Users) and Producer (Web Master) is dissolving. Web 2.o is more about communications and user interactions. Web 2.0 is all about participation. “Content is the King” often cited quote during early web 1.0 days, is now turned in to “User is the King” in Web 2.0. In web 2.0 users communicates through blogging, wikis and social networking websites. Everything on the web is tagged, to facilitate easy and quick navigation. Web 2.0 is also about combining it all in one single page by means of tagging and AJAX with better usability via lots of white space, and a cleaner layout. The API ability makes it possible for programmers to mash up data feeds and databases to cross reference information from multiple sources in one page. In contrast with web 1.0, web 2.0 has collective intelligence of millions of users.

Web 2.0 is all about improved version of World Wide Web with changing role and evolving business model where users learned to communicate with the other users instead of just communicating with the publisher of the content.

Some of the Characteristics of Web 2.0

1. Web 2.0 is the second version of Web providing RIA (Rich Internet Application) by bringing in the desktop experience such as “Drag and Drop” on the webpage in browser.

2. SOA (Service Oriented Architecture) is the key piece in Web 2.0. Buzzwords around SOA are Feeds, RSS, web services and mash up, which defines how Web 2.0 application exposes functionality so that other applications can leverage and integrate those functionalities providing much richer set of applications.

3. Web 2.0 is the Social web. Web 2.0 Application tends to interact much more with the end user. End users are not only the users of the application but also the participants whether by tagging the content, whether he is contributing to the wiki or doing podcast for blogging. Due to the Social nature of application end user is the interval part of the data for the application, proving feedbacks and allowing application to leverage that user going to use it.

4. In Web 2.0 philosophy and strategy is that “The Web is open”. Content is available to be moved and changed by any user. Web site content is not controlled by the people who made the web site but by the user who are using the web site.

5. In Web 2.0 Data is the driving force. Users are spending much more time online and started generating content in their passive time. Web 2.0 requires some of the key technologies to be used in the development of web pages. One of the important technologies is the AJAX which supports development of rich user experience.

6. Web 2.0 websites typically include some of the following key technologies.

– RSS (Really Simple Syndication), which allows users to syndicate, aggregate and to set up the notification of the data using feeds.

– Mashups, which makes it possible to merge the content from different sources, allowing new form of reusing of the information via public interface or APIs.

– Wikis and Forums to support user generated content.

– Tagging, which allows users to specify and attach human readable keyword to web resource.

– AJAX – Asynchronous Java Script and XML, which is the web development technique, allowing exchange of interactive data behind the scene without reloading the web page.

To clearly understand above characteristics of web 2.0, Yihong Ding in his article on “Evolution of World Wide Web” has analogically correlated World of Web 2.0 with the world of a Pre-School Kid.

Timer Berner Lee envisioned

A ‘Semantic Web’, which should make this possible, has yet to emerge, but when it does, the day-to-day mechanisms of trade, bureaucracy and our daily lives will be handled by machines talking to machines. The ‘intelligent agents’ people have touted for ages will finally materialize.”

Semantic Web has derived from his vision of web as the universal medium for exchange of data, information and knowledge. Web 3.0 or Semantic Web is an Executable Phase of Web Development where dynamic applications provides interactive services and facilitates machine to machine interaction. Tim Berner Lee has further stated

“People keep asking what Web 3.0 is. I think maybe when you’ve got an overlay of scalable vector graphics – everything rippling and folding and looking misty – on Web 2.0 and access to a semantic Web integrated across a huge space of data, you’ll have access to an unbelievable data resource.” Semantic web is the an extension of World Wide Web in which web content is expressed in machine readable language, not just in nature language, so that user agents can read, process and understand the content using artificial intelligence imitating human behavior. In other words Semantic Web is an extension of the web where content expressed can be processed independently by intelligent software agents.

There can be several agents one can program within the context of vocabulary of the vertical domain.

For example

“Travel Agent”, who keep searching chipset air tickets based on your criteria and notify you when it gets the perfect one.

“Personal Shopper Agent”, who keeps looking for the specific product on the eBay and get it for you once it finds the one that match with all of your criterions.

Similarly we can have “Real Estate Agent”, “Personal Financial Advisor Agent” and many more.

All user is doing is just creating their personal agent which talks with the web services which are exposed publicly and there by taking care of lots of repetitive tasks.

Precisely Web 3.0 = Every human + Every device + Every Information

Characteristics of Semantic Web

1. Unlike database driven websites, In Semantic Web database is not centralized.

2. Semantic Web is the Open System where schema is not fixed as it may take any arbitrary source of data.

3. Semantic Web requires using Meta description languages such as Web Ontology Language and the Resource Description Framework (RDF). Annotation requires lot of time and effort.

Web n.0 – a Glimpse of the Future

Dr. Gray mentioned as a preamble to his talk that when his book ‘Men are from Mars, Women from Venus’ had come out he was questioned whether one can make generalizations in terms of the behaviour of men and women. The only response he gave was whether they resonated with what was written in the book and 100% of the time they replied ‘Yes’.

1. The differences between Men and Women are universal. Women all over the world complain that “He doesn’t understand”. “He doesn’t listen”. “Only time he touches me is when he wants sex”. And men all over the world complain that “She doesn’t want to have enough of sex.” (Unless the woman is around 37 years. At this magical age women want more of sex than ever before.)

2. Women like affection from men much more than sex. They want to be hugged. John learnt to hug his wife.

3. Men like to be logical. Women like to share and talk even if there is no point in their sharing and talking. Men need to have an objective. They need to see the point in doing something. They can’t share for the sake of sharing.

4. Men tend to do one thing at a time. Women do many things at a time. Men have a tunnel vision. 95% of their attention is focused on just one thing and 5% on checking of the environment. Women are just the opposite. They are continuously taking in everything that there is in the environment whether it is useful or not.

5. John narrated the incident of his wife asking him to get some milk while coming home from work. He forgets. She considerately puts it down to his thinking of work. She asks him again. Again he forgets. She takes it personally. It’s not that the milk was forgotten but that she was forgotten. Women behave in this manner.

6. Men have their own caves on which the sign states “Please do not disturb.” Men like to retreat into their own world where they feel they are in control. Women also have caves but the sign on their caves is “I need to talk”. When a man asks a woman what’s wrong and she says “Nothing” it really means “Nothing, unless you care to listen and give me an opportunity to talk.”

7. 90% of women go into therapy because they want to be listened to. They want to be asked questions. They want to feel special. Men hate to be questioned. If men want to talk they’ll talk. If they don’t want to talk they won’t. When a man is locked in his cave, the woman thinks that something is wrong with him and goes in and asks questions. This is a wrong move for the woman to make. Men hate to be interrogated.

8. When a woman touches a man she may want to be cuddled. But for a man anywhere he is touched leads to Rome and he thinks therefore that it has to lead to sex.

9. Men want to forget the problems of the day. Women want to remember. A man will say “Forget it, it’s no big deal.” For a woman she will not rest till the problem is talked about. Her response to the man, who wants to just forget about it and not make a big deal out of it, will be “How can you be so insensitive.”

10. Men should never tell a woman how she should feel. In fact if she is unhappy, the man needs to be unhappy with her for a while instead of offering advice.

11. If the man is at a loss for saying anything when the woman is feeling bad then instead of offering advice he could build her up a bit by saying “I know how much you work during the day to make the kids and myself feel happy. It must be very exhausting.” Her unconscious response would be “He understands.” The woman craves for understanding.

12. Women make noises to get attention. Men make noises to signal “Please leave me alone.”

13. To cope with stress, sometimes, women while speaking tend to speak in long sentences and then pause. Men think that the pause is a signal for saying something. Wrong. For the woman the pause is just a semi-colon. Men need to restrain themselves in giving advice.

14. When a woman is upset and a man tries to give a solution 99% of the time her response will be “Yes….but”. When she is relaxed then give the solution. After she has been given the opportunity to talk about it.

15. If a man tries to walk in a woman’s shoes, she will be more willing to understand his point of view. Men tend to expect women to agree with their point of view because they feel it is obviously the best point of view.

16. Men are efficiency oriented. Must do it the easiest and fastest way. Women on the other hand feel that taking the shortest path between 2 points is boring. Women like variation. This is especially true in the bedroom. Men go by the same formula every time while women want variation. Men like uniforms and the same uniform. Men look good in a tuxedo or a suit and that’s it. He only gloated about his book being no. 1 on the bestseller list. John was missing the little things of life where his wife and children were concerned. Women are able to see the little things in life and be happy.

18. The more narrow the focus of a man the more stressed he is bound to get. He can’t notice anything else other than what he is focusing on at that moment. Women deal with lots of problems at the same time and the way they cope is to talk about them.

19. Men use their brain sequentially viz. one part at a time. Where women are concerned it is usually the whole brain at once.

20. Women lower stress through talking and sharing. The collectiveness and togetherness which they share is part of their feminity. Men lower their stress by being alone. Women’s attitude is that if we can’t do anything about it then let’s talk about it and suffer together. Men’s focus is on solving the problem. And if they can’t solve the problem then they make the problem disappear by forgetting about it.

21. Men always want to be right.

22. Women, unknowingly sabotage their success. They put themselves down because they want support. Women bond by putting themselves down. For example if one is late for a particular function in the office, the woman will say what an imbecile she is by not catching the right train or missing the connection because of some stupid mistake she made and so on. And other women who are also late will do the same.

23. Or if a woman is having a problem with the computer, she will call the so called expert from the computer department and tell him that she doesn’t know anything about computers and that she is very happy that he has come to her rescue and thereby push the guy way up there. But when he suggests a solution which she tends to disagree with, she doesn’t know how to tell him because if she does it, it makes him come crashing down and he reacts by saying that she has wasted his time. In this case one needs to resort to face saving devices like ‘whatever you have suggested will I am sure help me to figure it out (even if you see no utility in the suggestion).

24. As women more and more enter into the workplace their need to being listened to and understood is not being met. The workplace is efficiency oriented. They are becoming more and more isolated. They have to raise their children alone. Unseen and unheard. And this is causing them to go more and more into depression. The man focusses on work no matter what the problems are that are being experienced at home.

25. Man is efficiency oriented. He needs to feel needed. He needs problems to be solved. If there are no job opportunities or there is no effort called for to do something then the man feels depressed.

26. When women feel nurtured they feel happy. They are happy with the small things of life. Man likes to measure himself against the goal he has set for himself. Men behave like squirrels. They focus on one thing, dash towards it and once they reach there then they turn their focus on another thing and make a dash there and so on and so forth.

27. Men see the news on TV especially after coming home, because the problems they hear about and see make their problems seem that much smaller.

28. John’s soul sings when he teaches. Need to find one’s path and go along it. The fact that one feels fear is because it is one’s path. If it was not one’s path then one would not be so worried about whether one made an impact or not.

29. The truth is I deserve to be the way I am. I need not be bothered to be perfect in order to be loved. Once one lives in an atmosphere of perfect trust the more authentic one becomes, and the more authentic one becomes the more irresistible one becomes. The closer we are to who we truly are the more people will love us. There will always be people who do not love us.

30. Forgiveness is the key. If someone hurts then one needn’t hurt back. As Gandhi said, An eye for an eye will make the whole world blind.

31. Women give more. Men want to get more.

32. Women want flowers to be purchased by men. And they should be cut- flowers. So that the flowers die and therefore the men have to go out and purchase them again and again. Flying With the Kids – A Little Preparation Saves a Lot of Gray Hair

Travel begins with careful Planning and Packing:

We all know, and understand, how much equipment is required to travel with young people. This is true whether they are babies, toddlers or teenagers. They require large quantities of fish. So, making a list several days ahead of time and adding things to it as you think of them, will help pull it all together in the end.

Try to keep it to the essentials, such as:

*Babies: diapers, formula, and baby food. You’d be surprised how many people think that airlines offer these things as a courtesy. That may be true, in some cases, on international flights or on other flights from other countries, but in the United States, it is not. Domestic carriers do not have these items available. Please bring enough cash for your flight and extras in case of delays.

*For toddlers: Pack a favorite toy or comforter. Bring snacks, baby food, fruit, crackers, anything they will eat. But, please bring them food. Unless you plan to buy food at the airport, (it will be expensive) this is important.

*Toys – pack their favorite small toys. Harnessed animals large enough to require a seat should be left at home. Also, children love to have a book read to them or someone to color with them.

*For older kids: all the important portable DVDs and movies they will enjoy watching. This is also good for young children. Do not forget PSP-2 and games, or Nintendo DS Lite. These are your friends when you travel with this age group.

*MOST IMPORTANT – bring headphones for these electronics. There will be no end to the dirty looks you will get and the complaints flight attendants will get if you forget them.

*Food – Which child in this age group do you know that doesn’t like food? Bring their munchies as this age group often wants more food than a small bag of pretzels or snack mix they’ll get on the plane.

Mom and Dad, you’re parents, you don’t pack the mail. It is ideal for your children to carry their own small backpack or rolling suitcase that contains all their belongings. Besides, you need one hand to pull them out when they get away from you, and they do! I have even seen 2-3 year olds dragging their little bags behind them all decorated with the latest vogue brand. We’re at the Airport – Oh My God Look at the Security Line! – Did you remember to pack your patience?

TSA will never separate your children so don’t worry about it.

Once you and the little ones are through the security screener, gather all your things, put your shoes back on and head to the gate. Cap Rate Or Gross Rent Multiplier – Which Best Estimates Rental Property Value?

Market value and gross rental multiples are criteria often used by real estate agents and individual investors to evaluate the value of a rental property to determine whether or not it is the right price, and therefore a good investment opportunity.

Take, for example, the example when an agent or investor is trying to set a selling price for a certain income property. Others, after determining the cap rate (or capitalization rate) other similar income properties have sold for, will value the property in question based on the capitalization rate; while others, eager to determine the rental multiplier (or GRM) other similar properties have sold, will use its GRM to set the price.

So which one is better? At the end of the day, which rental property valuation method reflects the best financial performance of the property and promotes a smart investment decision?

Let’s consider both, and then make a decision.

Great value for money

This ratio (expressed as a percentage) measures the relationship between a property’s net operating income and its value. In other words, it states what percentage of gross operating income is in its value (or market value), and as a rule of thumb, whether the property can pay its way.

Here’s an idea. Because net operating income represents all income less operating expenses, NOI shows the amount of cash generated by the property that is available to pay off the loan. This is why lenders look closely at the property’s operating income when lending money.

The formula is correct: Simply multiply the property’s NOI by whatever cap rate you deem appropriate to arrive at its value. For example, if similar properties are selling for a 6.0% cap rate, then multiply the property’s operating income by 6.0 to determine its market value.

The limitation of this method (if you can call it a limitation) is that it is sometimes difficult to ascertain the actual operating cost of the home being sold and therefore to determine the actual (not just the published) rate of capital it was sold for.

As a rule of thumb, because it depends on individual markets, there is no such thing as a capitalization rate. What might make a rental property in one town or province 6%, might not be second-guessed in another.

Total Rent Multiplier

The GRM method (expressed as a number) measures the ratio between a rental property’s projected gross income (GSI) and its value.

Its advantage is that it is very easy to calculate. You don’t need a computer to calculate it, and in fact you can do it in your head. You simply divide the property’s market value by its GSI to make the calculation.

For example, if a property with $200,000 of projected gross income is sold for $1,000,000, it would sell for a rental multiple of 5.0 ($1,000,000/200,000). Conversely, multiply its GSI by 5.0 to arrive at its value ($200,000 x 5.0 = $1,000,000).

It was done that way. To determine the value of your subject property using this method, multiply its projected gross income by whatever ratio you deem appropriate for your market.

The disadvantage of this method is that, because it is based on the total planned income, it does not take into account the levels of occupancy and operating costs: both of which are, of course, important indicators about the general performance of the rental property.

As a rule of thumb, because it is also driven by the market, there is no universally correct number, although it would be surprising (and perhaps should raise suspicion) to see a GRM of less than 4 or more than 12.

Okay, so what’s the best way to determine the value of a rental property?

Although the rental multiplier is the simplest method of calculation, and can serve as a useful precursor to a more serious analysis of the property, most analysts would agree that the most reliable method of determining the value of a rental property is the rent-to-market method.

Still, you should not rely on the cost of capital alone to provide a true picture of the property’s profitability or make a real estate investment decision without accurately calculating all the numbers, rates of return, and cash flow scenarios yourself.

Remember that numbers can be used. When you are told how much property to buy for income based on the cap rate, be sure to reconstruct your raw data to make sure everything is revealed and nothing is hidden before you proceed with real estate investing.

Cardio Training 101

If you are new to the world of fitness, first and never do it, and always get cleared by a medical doctor if you think you might have health concerns.

Short Cardio Cardiovascular training is by design different from resistance training. The main focus of cardio training is to increase the fat burning process. This is achieved by burning fat as the main source of fuel. Resistance training builds large muscles and uses glucose (usable carbohydrates) as the main fuel source. Although if the cardio training is intense (can’t talk and exercise at the same time) glucose instead of fat will be used as a substrate for energy. This is because the fat is not burning fast enough to keep moving fast.

As I said before if you are new to exercise take it easy by walking in your neighborhood 3 days a week for 20 minutes, for the first 2 weeks and progress up to 4-5 days a week for 45-60 min, by the end of this week – 3 and 4. After that, you can try more intense versions of cardio including: treadmills, ellipticals, stationary bikes, running and cross trainers. Choose a level where talking to your exercise partner is possible for 15 minutes, 3x every 2 weeks. You can progress up to 45-60 min 3x a week. A basic rule of thumb for determining the intensity level of these cardio exercises is 55% to 65% of your maximum heart rate. You can estimate your maximum heart rate by subtracting your age from 220, and then multiplying that by .55 or .65. This is a good list that will keep you in fat burning mode and not burn the glucose you will need for your resistance training (glucose is the preferred fuel source during weight training).

Although age predicted that high heart rate is the most common method used today it has a major flaw. Some 60-year-olds are in better shape than some 30-year-olds, but this approach misses the mark. I prefer to use something called the Borg Scale to see depth which I mention later in this article.

Benefits of cardio training: When your muscles need oxygen and nutrients it is the heart-lung complex (cardiovascular) that does the work. When your body has waste that needs to be expelled like carbon dioxide and metabolic waste, your cardio program had better be at its peak, or illness and disease can soon follow. The better you are in shape the better your heart will be pumping blood to all the different organs. This translates into more energy for you throughout the day and a rewarding and productive life.

An unrighteous person has his heart working overtime just to do the little work needed to survive. Now take that person and try to get them to do something active beyond sitting on the couch. The heart will have a stressful time keeping up because it’s all good to work hard. Shortness of breath, rapid heart rate, palpitations, loss of balance and fatigue are symptoms of a weak cardio system.

The more cardio you do, the harder your heart has to work. Who do you think has more energy a person with a resting heart rate of 80 (how many times the heart beats in one minute) or a person with a resting heart rate of 110 per minute? A person with a resting heart rate of 80 is more efficient at pumping blood throughout the body compared to someone who needs more than 30 beats per minute to get the same amount of blood pumped throughout the body.

A good way to determine how hard you work is the so-called Borg scale and my choice of severity answer:

6, 7, 8 = very, very easy

9, 10 = very light

11, 12 = fairly light

13, 14 = moderately heavy (combines 55-65% of age-predicted max HR)

15, 16 = difficult

17, 18 = very difficult

19, 20 = very, very difficult

You are the boss here, which is why I like to use this scale. Start with the easiest sessions according to your needs your effort and work your way up until you can save 2 difficult at least exercise for about 45-60 min, 2 x a week and 2 other light exercise sessions alternating between 2 for a total of 4 sessions per week.

Also, cardio training and resistance training are essential for good health. It’s also the cheapest and easiest way to exercise, just grab some running shoes and you’re good to go!
